What the module is
The landlord’s own track
The lease is authorised. Standard form A, 10th edition, laid out field by field after schedule 3 of the order. Use a form that is not authorised, and every term placing more on the tenant than the law does is void — Danish Rent Act § 14(3).
Rent falls due on the 1st. The payment is set up once and collected in advance every month. If the 1st is a Saturday, Sunday or public holiday, the last timely payment day moves to the following working day under § 125.
Deadlines are counted down while they run. Inspection within 14 days of the move-out, notice at least 7 days ahead, report within 14 days of the inspection. Miss one of them and the claim for repairs lapses — with no error message anywhere.

The sheet follows schedule 3 of the order, and § 11 is the only free field. The tenant signs with MitID, and the edition the lease was printed on is stamped on the archived document — so an agreement from this year can still prove its basis in ten.

The rent
Rent is paid in advance
The rent runs as a fixed collection due on the 1st and covers the obligatory payments the tenancy was agreed on. Deposit and prepaid rent are held apart and may each be at most three months’ rent — and the deposit is security, which belongs on the balance sheet, not in revenue.

The demand may not be sent digitally
If the rent is missed, the demand follows § 182: at the earliest on the third working day after the due date, with a 14-day deadline. It goes on paper, because notice to quit and payment demands cannot be issued as digital documents under § 13(2). In commercial tenancies the deadline is 3 days under § 69 of the Commercial Rent Act.

Moving out
Three deadlines, and one of them erases the claim
The inspection must be held within 14 days of you learning that the tenant has moved out, the tenant must be called in writing at least 7 days ahead, and the report must be handed over at the inspection or sent within 14 days of it. Costs not listed in the report are no concern of the tenant’s — and the deposit is finally settled against that very report.

How it fits together
The register, the ledger and the way onwards
The module covers the landlord’s own track around the unit. It is not a property management system: prepayments on utilities are collected, but the utility accounts and cost-based rent setting belong elsewhere.
