    Rent, utilities on account and shared costs are created and sent on the date. There is no list anyone has to remember to work through, and no holiday that moves the 1st.

  • The tenancy agreement sits under the claim.

    The contract is signed digitally and stored with the case. If the deposit or a notice is disputed, the documentation is where the case is.

  • Arrears follow the tenancy act’s own route.

    Unpaid rent is handled with a formal demand under the rules, not with an ordinary reminder. The order is set in advance, so a tenancy is not lost on a formality.

Four things repeat in every single tenancy

  1. The agreement

    Signed before the keys are handed over

    The tenancy contract is sent and signed digitally by both parties with MitID. Deposit and prepaid rent are charged on the same agreement, and the audit trail sits underneath it — timestamped and immutable.

    The charge falls on the same date every month

    The charge is created from the tenancy agreement and sent on the date — every month, for every unit. If the rent is indexed, it takes effect without anyone editing a spreadsheet.

  4. The move-out

    On move-out, repairs and unpaid rent are set off against the deposit, and the tenant receives a settlement that can actually be read. If an amount is left to collect, it continues as one case — not as a new one.
